This includes the need to register with the Securities and Exchange Commission (SEC) and file regular financial and operational reports. REITs must also comply with insider trading laws and other regulations to protect investors.
  3. Governance and transparency: REITs are required to have strong governance policies in place and be transparent with their shareholders. This includes regularly disclosing financial and operational information, holding annual shareholder meetings, and allowing shareholders to vote on important decisions.
  4. Capital raising: REITs often rely on the capital markets to fund their growth and acquisitions. This can be a challenge in times of market volatility or economic uncertainty, as investors may be less likely to provide funding. REITs must be proactive in managing their capital needs and finding creative ways to raise capital when necessary.
